Home Buyers, the best advice I can give you is this, "Find and use a true exclusive buyer agent to help you buy your next home".  Especially if you are a first time home buyer, you need the counsel, advice, negotiation skills and attention to detail to get deals closed that only true exclusive buyer agents have.  And if you are buying a home for the second, third or more times, you also can benefit from using a true exclusive buyer agent.  I've had many seasoned home buyers who say to me after the closing, "I wish I'd use the services of someone like you for our other previous home purchases". 

All other buyer agents are in essence casual buyer agents and unable to give you true "conflict-free" buyer representation.  They represent sellers and buyers and often times both in the same transaction.  When you have readily available professional, trained, and dedicated real estate agents who look out for the best interest of home buyers only, why would you buy your next home from anyone else.  These dedicated agents are known as "exclusive buyer agents".   Do a Google search for "exclusive buyer agent" "your city, state" and contact one today.  Buyer agent fees are generally included in the purchase price you offer so no additional fees generally need to be paid.  Most real estate transactions involve commissions built-in to pay two agents.  Make sure one of them is exclusively representing you.
